Sales insights from four of Kyero’s top performing agents

Over the last 15 years we have helped thousands of Spanish real estate agents sell property to buyers across the globe. Our experience has taught us that many agents face similar challenges.

This week we share insights from four agents, who through working with Kyero have overcome these common challenges and had great success selling property to overseas buyers.

Challenge #1

Knowing what to include in listings

Good quality online listings are a vital part of selling any property to an international audience, but it can be difficult to know what to include for the best results.

Island specialists Homes Mallorca have been with Kyero for over five years. During this time, they’ve received over a hundred high quality leads every month thanks, in part, to the quality of their listings. One of Homes Mallorca’s top tips is to concentrate on including as much information as possible in your descriptions, from room details to floor plans and even useful facts about the local town and surrounding area. Homes Mallorca have found that the more they include in their property descriptions the better the results.

Not only do more detailed listings make it easier for buyers to find what they need, when they finally make contact with you they will be even closer to making that all important purchase decision. By providing plenty of detail you will have answered any questions potential buyers might have and allowed them to find the criteria they value the most, resulting in a list of firm favourites. Challenge #2

Overcoming the language barrier

Although appealing to the international buyers’ market has its benefits, it can be difficult to communicate effectively with buyers from all over the world.

Despite being relative newcomers to Kyero, BeUrbane – luxury Barcelona Estate Agents – have done a great deal to overcome the language barriers involved in dealing with international clients. By using Kyero’s translation functionality to convert their property listings into up to 13 different languages, BeUrbane have seen an increase in the number of leads they receive month on month.

And by establishing a common language (generally English) to make it easier to communicate with global buyers, they have been pleased to find that the leads they receive through Kyero have been particularly high-converting.

TIP: If you are struggling to communicate with someone who speaks a different language, a simple tool like Google translate can help you to at least cover the basics.

 

Challenge #3

Improving relationships with international buyers

Whether your potential buyers are local or international they will be looking for the same things in their estate agent; someone who is professional, reliable and trustworthy.

In their 15 years with Kyero, Valencia-based Azahar Properties report receiving ‘consistent high-quality enquiries from international buyers’. In order to make sure that these translate into viewings and ultimately sales, Azahar recommends replying to all enquiries as quickly as possible, preferably within 24 hours. This will help get your client relationship off to a great start by instilling confidence in your services.

TIP: Why not create a company policy that states a timescale within which customers can expect a response? Make it a priority and help all of your staff to understand the importance of this and other aspects of great customer service. A good agent/customer relationship is far more likely to result in a sale. And happy customers will not only come back to you time and again, they’ll recommend you to friends and relatives too.

 

Challenge #4

Standing out from the crowd

Getting your property descriptions noticed in a sea of similar listings is always tricky, but there are plenty of things you can do to put yourself ahead of the competition.

Inmobiliaria Stela Marie Real Estate, based in Malaga, regularly receives 150 good quality leads through Kyero in a month. So, what do they do to stand out from the crowd and attract so many enquiries?

Take good quality photos. It’s not just about creating the most eye-catching images possible; photos need to provide an honest reflection of the property – there’s nothing worse than showing a client around somewhere that looks nothing like the photos they fell in love with. Concentrate on unique elements that you feel will be of particular interest and try to help viewers imagine life in the property.
