Today, we’re taking a step back to look at why you should be targeting international buyers in the first place. We also share with you a quick trick that is almost guaranteed to increase the number of leads you receive.

Why target international buyers?

As a property agent you might think it is easier to focus your efforts on local sales and purchases by Spanish nationals. And it’s true that there are many ways in which this is the easy option, not least due to sharing a common language. But if you don’t also look further afield you could be missing out.

In Q4 of 2017, 17% of Spanish properties were purchased by international buyers. That’s a sizeable market and one that there’s no reason you shouldn’t be a part of.

The even better news is that data shows when it comes to property, international buyers are prepared to pay more than those buying in their own country.  And very often they’re choosing to buy a second home in Spain, one they’ll only live in part time, which could give you the opportunity to upsell your property management services too.

All this means that if you get your properties in front of international buyers you get not only a bigger audience, but potentially a more lucrative one too.

How to target international buyers?

About translating into different languages

In our recent blog What do the top selling agents have in common? we analysed the data from our best performing agents to see what they were doing differently.

One of the key things we discovered was that the agents getting the most enquiries and sales use an average of 8.3 different languages for their property descriptions. That’s over double the average number of translations used by other agents. Which suggests that the more languages you translate your listings into, the more enquiries you’re likely to receive.

TIP: Use auto-translate

One of the most useful features of Kyero, and one that you won’t find elsewhere, is the ability to automatically translate your property listing into 13 different languages.

If you’re uploading your property descriptions manually all you need to do is tick the boxes next to the languages you wish to translate into. It’s as simple as that. If you use an XML feed to export and upload your listings you may need to contact your provider to make sure the necessary tags are in place.

While you may initially feel uneasy about presenting your listings in a language that you would not be able to speak if a prospective buyer were to make an enquiry, you shouldn’t. You will be putting yourself at a disadvantage by not translating.

Giving a foreign buyer as much information as possible in their native tongue will help them to decide whether your property is likely to be the one for them. And if it is, they won’t worry about something small like a language barrier when it comes to arranging a viewing and making the purchase.
